The project builds upon the rich history of the former thread factory industrial site, weaving a new narrative that transforms this exceptional location into a vital Bratislava district designed for a modern, high-quality lifestyle. Mirroring the first phase, ZWIRN 3 is organized around a green courtyard, which has become a vibrant focal point of the entire complex.
The urban design concept is directly inspired by the neighboring Dulovo Square and its radial urbanism. ZWIRN mirrors this spatial geometry, translating the configuration of Dulovo Square into the former factory premises.
Consequently, the newly established urban fabric naturally aligns with the existing streetscape, extending individual axes or seamlessly integrating with them. This new block structure opens up cross-mural vistas and circulation pathways, reduces vehicular traffic, and achieves a balanced ratio between public and semi-public spaces.
The primary massing of the Zwirn 3 block directly derives from this underlying urban strategy.
In terms of architectural expression, the design is conceived as a robust, mono-material urban block. The articulation of the facades combines loggias with window-and-balcony systems, whose position and scale respond directly to the character of their immediate context. The structured loggia system faces the bustling Košická Street, while the balconies are oriented toward the calmer inner courtyard and the adjacent cul-de-sac.
The architectural and structural solutions applied to both the exteriors and the residential interiors emphasize a restraint of formal expression, cohesive design details, and the quality, authenticity, and durability of the specified materials.
The material and monochromatic homogeneity of the facades and the communal interior spaces reinforces the character of a solid urban block. This material consistency lends a sense of warmth to the spaces, creating a subtle, contemplative backdrop for the layers of life that its future inhabitants will bring.
At the main entrances of individual sections, the facade is punctuated by large-scale ceramic mosaics. Through their artistic expression, they animate the threshold and provide a distinct identity to each entrance.
